Can you hold a place before I apply?
No. Properties are rented on a first-come, first-served basis with a completed application and required fees. To secure a home, we recommend applying as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically, the first month’s rent and a security deposit are due at signing. Some homes may also require last month’s rent—please check the listing details. -
How old do you have to be to apply?
Applicants must be at least 18 years old or the legal age to sign a binding lease in the state of Tennessee. -
Is the security deposit refundable?
Yes. Security deposits are refundable, provided the lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for cleaning, repairs, or unpaid charges. -
Who needs a cosigner?
Applicants who do not meet the minimum income, credit, or rental history requirements may be asked to provide a qualified cosigner who will sign a guarantor agreement. -
How do I apply for a rental?
To apply, visit our website and submit an online application along with the required documentation (proof of income, ID) and application fee. -
What are the rent payment options?
Tenants can pay rent through our secure online portal using ACH, debit/credit card, or other approved methods. Please check your lease for specific options. -
Can I have a pet in the rental?
Pet policies vary by property. Check your lease and contact us before bringing a pet. Additional deposits or monthly pet rent may apply. -
What happens if I move out but my roommate wants to stay?
All tenants listed on the lease are responsible for the full lease term. If one roommate wishes to stay, they may need to requalify or obtain approval for a lease amendment. -
I’m planning to move out at lease end—what do I need to do?
Check your lease for the required notice period (typically 30 days) and submit written notice of your intent to vacate before the deadline. -
Who pays for maintenance and repairs?
Routine maintenance is handled by Music City Realty. Tenants are responsible for any damage resulting from negligence or misuse. Submit all maintenance requests through the online portal.
